USC Economist Joey Von Nessen highlighted the Charleston Trident Association of Realtors luncheon this week and says he expects prices to rise some 8.1% in 2017 as compared to 2016’s 9.3% rise, adding the state economy is “on solid footing for 2017” and Charleston’s economy growing at the state-best 3.2%. Virgina Beach-based Wheeler Real Estate Investment Trust bought 13 retail centers in South Carolina and one in Georgia, totaling 603,000 SF and 92% occupied and anchored by the likes of Bi-Lo (8 centers), Piggly Wiggly (5) and Harris Teeter (1). Locally, three centers were included – Harris Teeter center at Folly Road Crossing on James Island, Bi-Lo anchored Ladson Crossing in Ladson, and a Piggly Wiggly in Mocks Corner. A dark restaurant at 201 Coleman Blvd. in Mount Pleasant that once housed Sette VII will be leased for a new dining/bar establishment according to the owners and Warren Wise’s Post and Courier article.
Warren Wise has uncovered plans for two grocers planning stores in metro CHS – a new Publix at 1411 Folly Road on James Island, not far from a very successful Publix to the north at 520 Folly Road (and Harbor View Road).
Also, Sav-A-Lot will (open in mid-June) a new 16,000 SF store at Oak Ridge Plaza Shopping Center at 5060 Dorchester Road; that’s just outside I-526.
We’ve also heard about yet another grocery store for Mount Pleasant.
Kimco Realty finally publicly revealed its plans to add Harris Teeter to the mix at Westwood Plaza Shopping Center in West Ashley, adjacent Barnes & Noble. Office Depot and TJMaxx also co-tenant the center. Warren Wise of The Post and Courier has the announcement here. Kimco renovated the St. Andrews Center anchored also by Harris Teeter and West Marine/Petco/Stein Mart on Savannah Hwy back in 2009. John Orr, CCIM, and Elyse Chubb Welch, CCIM, handle the local leasing for Kimco in each of these centers.
A mixed-use development that includes apartments, a hotel, restaurants and office space are planned near Tanger Outlets in N CHS. The next step is to get approval to fill 28.5 acres of wetlands. The Post and Courier’s Warren Wise has the story here.

- Mellow Mushroom opening near Tanger in N CHS
- La-Z-Boy furniture showroom opening in N CHS, too, next to the new Conn’s Electronics store, also near Tanger
- Plum Goose Home Furnishings in West Ashley
- Charlotte-based Famous Toastery announcing five restaurant locations; for now, Summerville, N CHS, and later Mount Pleasant.
Warren Wise of The Post and Courier has an article updating the local retail scene, including the announcement of a 4th Chipotle, this one in Mount Pleasant; and plans for their 5th store in West Ashley near Citadel Mall. Also, specialty food retailer Southern Season opening a store (kinda) downtown on Market Street.

- Cirque Salon Studios is taking the 6,200 SF former Carolina’s restaurant at 10 Exchange St downtown
- Boot Barn opened a 10,000 SF store at Promenade at Northwoods Shopping Center across from Northwoods Mall in N CHS
- Bellacino’s Pizza & Grinders out of Michigan opened a 2,400 SF store in the Harris-Teeter anchored Sawmill Village Shopping Center in Summerville
- Kirkland’s closed its 5,540 SF store in the Wal-Mart anchored Wando Crossing Shopping Center in Mount Pleasant
10 WestEdge is a 9-story mixed-use development with a 5-story parking deck that will replace the Crosby’s Seafood at 382 Spring Street as part of the Horizon development now known as WestEdge re-development with MUSC. A ground floor 45,800 SF grocery store is part of 10 WestEdge. An announcement is due soon, but rumors are that Publix or possibly HarrisTeeter is the chosen one.
